5 signs your bathroom needs replacing

Replace rather than repair when problems keep coming back. Persistent damp, tiles sounding hollow, grout and silicone failing again after renewal, a floor that flexes underfoot, or repeated leaks all point to a failure behind the surface. At that stage a refit usually costs less than repeated patching.

Bathroom with wall tiling and shower screen fitted in Edinburgh

1. Damp keeps coming back

A stain that returns after painting means water is still getting in. The cause is behind the tiles or under the tray, not on the wall surface.

2. Tiles sound hollow

Tap the wall. A hollow note means the adhesive has let go or the substrate has moved. Once several tiles sound hollow, re-tiling beats replacing them one at a time.

3. Grout and silicone fail repeatedly

Fresh silicone that blackens or pulls away within months usually means movement or trapped water, not bad sealant.

4. The floor feels soft

A spongy or springy floor near the bath or toilet suggests a long-running leak into the timber below. This one is worth acting on quickly.

5. You keep paying for repairs

Three or four call-outs in a year on the same room is money towards a refit. At that point replacing removes the cause instead of chasing symptoms.

Can I just replace the shower?

Sometimes. If the tiling and floor are sound and the problem is one fitting, a targeted repair is sensible. We say so if that is the honest answer.

What happens on a refit?

Strip out, check and repair what is behind, then rebuild: first fix, tanking where needed, tiling, fittings and finishing.
